Rarely has a rental property received so much attention during its renovation. And for good reason! This apartment in Paris’s 10th arrondissement has a very special story to tell…

The starting point was through a social connection. Yannick and Laure contacted Sylvain Marceau, of the Studio M architecture firm, following a glowing recommendation from the owner’s sister. The couple wanted to invest in this district, which was close to their hearts. The brief was original but straightforward: to create a more compact replica of their main apartment nearby. The connection with the architect was ideal, and their tastes and desires quickly converged. The three of them embarked on the project without ever losing sight of the key objective: to design the space in their own image. This was followed to the letter, so well that Sylvain is now the space’s first tenant!

The renovation itself was no mean feat, fraught as it was with pitfalls following the discovery of structural weaknesses in the building. “But we made it to the end,” says Laure. “Our close collaboration and Sylvain’s tenacity paid off.” Indeed, there was no question of giving up on the apartment’s tremendous potential: located on a quiet street, yet close to the bustling Place de la République, it boasts a balcony opening onto three windows, guaranteeing exceptional natural light.

The kitchen has been relocated to ensure that all the living areas are bathed in light. Storage space has also been optimized: This aspect is too often neglected when a property is designed for rental,” Laure points out. The new design plays with a certain ambivalence to achieve a beautiful balance. The ambience is timeless and easy-flowing, and relies on a play of chiaroscuro without the use of white.
